Query: Hi, I was looking for BPTP park serene project as an investment option. I have few questions on this project. 1. Is BPTP in a stable state as a company? BPTP has bought land at a very high rate and for that it has raised funds from foreign equity players/IBs at a very high rate? How safe is investing in any project on BPTP. 2. I am getting and offer on 1995+350/500 BSP with 3% discount? Is it a good price? 3. BPTP claims there is metro and Dwarka expressway proposed near to it? Is metro route finalized and land has been acquired there? 4. Can I get a loan from nationalized bank for this project? 5. Has this project got all the necessary approvals from Govt? Thanks, Amit
Reply: bptp safe. Bank funding may take time. Map approval could be pending else licensed project. Metro expressway is definitely proposed but cant comment on status. Price is fine, but pls check floor plans before entering project. Bptp normally has a reputation of not too good floor plans having high wastage.

Reply: all 3 pending, expected shortly. Without agreements bank funding cannot happen, so that is first stage. Construction can happen only after map approval, infact required for bank funding as well.

Query: Out of the numerous new projects coming up in Gurgaon, how do you rate this project overall from an end user point of view? Will this area be liveable after 3 years which is the possession date.As far as i know, this project has almost been a sellout barring the 4 bhk units.I believe the approach roads leading to this project -the pataudi road is not in a good shape presently.How do you see this area come up after 3 years.Also do you think that the builder will be able to give possession on time.
Reply: firstly, i am waiting to have a look at floor plan. Because in faridabad most of their group housings like princess park, grandeura and resort were less appealing bcoz of this. The location is close to expressway and may come us a good location.

Reply: it could happen before maps. It is difficult to get bank funding without maps but it is not impossible either.

Query: Dear Jeetu, Thanks a lot for clarification. But before booking I had checked with BPTP marketing team as per them we need to pay only upto 20% after which buyer agreement will be signed . My problem is once BPTP gives the agreement I can get the loan sanctioned but it seams it will be a long drawn process. I think the way this project is moving it will not get any premium may be one who has not booked in prelaunch will get opportunity to buy at discount (1500/ Sq. feet). I am new to Gurgaon I invested as an end user in this project considering that BPTP is a reputed builder but after seeing loads of complaint at your site and some other sites I think I have done a mistake.
Reply: tell me a developer where customers are not furious - omaxe, bptp, dlf, raheja, vatika, triveni, and the list goes on. That is why i fix possession as the time to test premiums.

Query: Dear Jeetu, I have booked a 2 BHK flat in this project. I have received the demand note cum allottment letter . I made the second payment and got receipt of same from BPTP. When I approached the banks (Axis, LIC,HDFC) as per bank the map and some other approval for this project is still pending and hence banks can not issue the loan. My question to you is How come BPTP did the allottment without getting all approvals? For further payment I am dependent on bank loan , if banks are not sanctioning the loan How can I make my further payments ? During application I had not opted for any PLC but they have allotted me a PLC flat will I have to pay for PLC charges? When will I get the agreed discout ?
Reply: for discount check your dealer and best would be if you could ask him to get it adjusted in bsp. It is not allotment by choice but by draw so if you get plc location, you would have to pay it. Allotment without sanction has become the most common practice for developers, dont be surprised. These days one has to be ready for self funding for atleast 30-35 percent of bsp. A word of advise for those dependent on bank loans. Never buy a prelaunch. Buy only when banks have started disbursing (not just approving) loans. And put papers with only that bank which has actually done a disbursement for project. Only catch is by then if project fetches premium, not only you are paying more but may also have to cough up with cash premiums which banks wont fund. That would again increase your self funding.

Query: When I approached BPTP for cancellation of my booking of 1788sf apt, they refused to accept the surrender form mentioning that as per clause 10, 15% of total sales price would be forfieted. Is this clause applicable as booking as well as allottment are provisional and no builder-buyer agrement has been signed? I am not happy with 17th floor apt and have asked for a change of floor on which I have not heard back from BPTP. What would you advise me on this matter? I would like to cancel the booking and get Rs 4 lac refunded.
Reply: cancellation is c[ompany discretion and post allotment it is difficult. You could request them for change of location or wait for time when you could exit through open market. People have been allotted higher floors in all projects of all developers in gurgaon.

Reply: no availability in bptp serene. You can consider Uppal canary residency. possession in any project would be around 3 years.

Query: Hi Jitender - I have booked a flat in Bptp park serene. I have 2 questions. 1. How do you see BPTPs future as BPTP has lot invested in Noida deal and it has taken huge money from investment banks at higher rate? 2. Which floor would make a better deal for living/resale i.e. Lower floors or higher floors?
Reply: different projects have different invester proposition and composition. Dont hypothicate all projects on the basis of one. Infact as much as i know no public funding or prelaunches etc has been raised against noida. So no issues really. Normally majority in north prefers lower floors but some endusers prefer higher floor for better view. As investor it is safer to pick lower floor else as enduser it is entirely your call.

Query: Because of Lehman Brothers Bankrupty, there are news of significant impact to Indian Real Estate in near future. What are your expert comments on same. How do you forsee the impact on residential front in NCR region.
Reply: smaller players could be under pressure. Developers dependent on foreign funds may get affected. Domestic india itself is robust enogh. Oversupply is an issue, clients could default or cancel. This is not the first time something like this has happened. Nothing stops for ever.

Query: I have received the allotment cum demand letter for the 2nd installment.But there is no mention of the agreement & hence no details of the projectect completion date, next installment, escalation clause etc.Is it a normal practice on part of the builders.Whe is the buyer agreement likely to be signed.Will the banks finance without the buyer agreement ?
Reply: normal practice. finance normally do not happen without agreement.

Reply: allotment was by draw. So there is not much reason to complain. We would still check cancellation process.

Reply: In terms of reputation, credibility and size of developer BPTP any day even if they are in same sector and ramaprastha is cheaper. It is only in resale, use classified section. Maps awaited. license received.

Reply: allotment expected this month itself. All banks have their own discretion and pls dont judge a project by that. Icici is not really funding any project in greater faridabad. They have become too choosy and not doing too many projects. Hdfc normally takes a little longer that other banks to start funding. Without allotment and agreements all this is immaterial. So let that stage be attained first.

Reply: area should be liveable by then by all means. i dont see an issue there. for possession date it is always better to go as per the agreement date as reference point.

Query: sorry.this question was pertaining to park serene.the question remains the same.have they been able to sell the 2250 sq ft & 2450 sq ftflats.i belive the 1488 sq ft& 1788 sq ftflats have been sold out.Will this effect the allotment process even if their plans are approved.or will they only allot after selling all the 950 units.
Reply: as much as i know, maps have been finalised, so at this stage it cannot be dependent on booking of other floors. Also one can revise floor plan of a tower at some time in future as well.

Query: Hi Jeetu, Pl. could you put some light on investment in gurgaon. I want to buy flat in NCR region particularly in gurgaon. If you will take the example of vatika or bptp, what will be there price after 2 to 3 years down the way. Are they are going to appreciate at the same rate like it happened before for sohna road or any other area near by. All the projects close to SEZ are in the same range now. Pl. advise. 2BR appt costing arround 32 to 35 lacs.

Query: Hi Jeetu, After looking into your forum, it seems that the market selling price is far below than builder quoted price for the appartments. How does it make the difference to buy from the market vs. buying from builder. I donnt understand why people go to builder. As per my point of view just wait till all the booking is over and after few months latter buy the same flats from the market. I am talking in context of Gnoida and Gurgaon. As per the current trend it seems that if you make the decision to buy the flats within a year of launch(say softlaunch), you will get the flat at the same price from the market which will be close to softlaunch price. Am i wrong anywhere? Pl. let me know. I am thinking in context of buying the flat in Vatika or Ramprastha or BPTP. This way you are not blocking the money for a year and also came to know the progress in development. Do you think that all the above mentioned project is going to appreciate a lot within an year. In the market you always get the option to buy from resale.
Reply: there is reason for everything. But it is individual economics which makes them go for resale and original. Resale always involve more upfront, cash premiums, cumbersome paperwork, some uncertainity and even transfer fees. While original means lowest possible upfront, direct neat and clean deal from company, least paperwork. And for peace of mind and affordabaility reason some dont mind paying a little more for original booking. I have no clue about ramaprastha, others seem fine. You should also consider uppals. That is the best layout i have seen so far in a 2bh even. Bedroom sized 15x12. Developers these days are not offering that even four bedroom in many cases.

Reply: post a free listing and maybe offer an at par price. See if someone responds. Seller still gets to encash discount and make an exit as well.

Query: Do you know if 2BR appartment are availbale in resale. What is the resale value now and availability. Where is the Sector 5 in Ansal Megapolis, greater Noida. Is it closer to Alfa or Pari Chowk. I can see the Sector 7 and 4 in your jpeg on your site but not Sector 5.
Reply: sec 5 is the first sector starting from where proposed bridge ends and a kind of crossing is formed. For 2bh pls use classified.

Reply: banks approve project when maps are sanctioned. Possibly allotment is also on hold for the same. Expected anytime but cannot give a timeline.

Reply: i advice superior specs, penthouses primarily to endusers. I have a target price of around 3500 psf on possession. Bigger plot area can be advantage but it may mean a large supply always affecting premiums. The road has been principally approved. But you cant get a dateline for that

Query: Hi. I am in a dilemma whether to go for BPTP at sec 37D, or the New Town Heights by DLF at Sec 86/90/91? One has got Brand name (DLF), other has got relatively better specs. However, I also learn that Sec 37D may not be so safe to live. Can you please advise?

Reply: BSP is 1995 psf. min specs charges are 350 sf. all additional charges listed on our website. there is a discount of 3 percent on bsp of 1995 psf. difficult to calculate pre-emi as it is development linked and not time linked. basicalluy it will be the interest component only and 30-40 percent pmt is gone in first year. time of completion 3 yrs.

Reply: bptp nearer to delhi and dwarka express way while navodaya closer to manesar. If no professional reasons to stay near manesar than bptp better from enduser perspective. More or less similar from investment perspective.

Todays newspaper had the launch advt reg sector 37D project, however there is still no news about sector 66 project though this project was pre-launched earlier than 37D project and was also sold out in quick time. I am aware that you did not handle the proejct but still any insights that you maybe able to share shall be of great help. Is there a need to worry for people who invested in sec 66?
Reply: Nothing to worry. Launch is dependent on approvals. Many projects are filed at similar time and the ones to get all necessary approvals first gets launched first. Grandeura was prelaunched later than princess park in faridabad but stage of construction was always ahead in grandeura. Nothing to worry. Thanx for nice words.

Query: Jeetenderji, the Gurgaon master plan map under the images section in BPTP-37D is very useful. However, it does not show any legends, i.e. what the various colors etc. stand for. If you have the full map with legends could you send it to me via email or upload it on your website? it would be very useful. My second question to you was around BPTPs project in Gurgaon Sector 66. Would you have any updates on when the floor plans etc. will be available? I checked with their office, they said within 15-20 days. Is this true?
Reply: we will try to source a better map. We did not handle sec 66 project. Floor plans could come up in some time though actual approval could take months.

Reply: soft launches are rather stable because they are always after approval i.e. LOI or license. it is prelaunch which is more risky.

Query: I booked a 3BHK in BPTP 37 D through you. I was offered a discount of 2% where as I read discount of 3% offered by you in other projects like Vatika. Is there a variation in discount for various projects?
Reply: discounts vary from project to project. In dlf it is around one percent only. in faridabd triveni it was five percent. in faridabad rps it was four percent on bookings made after launch.

Reply: project has a basic approval which is an LOI to begin with. For launch and allotment it coulbe anywhere from 3-6 months. I find it as a decent investment.

(1) How is the investment in a 2BR flat at sector 66 from the point of view of end-use? (2) BPTP will be asking for first installment (20% of BSP) at the end of April. Does this mean I will have to pay 20% of BSP less 300,000 that I paid at the time of booking? (3) BPTP also told me that the formal project launch and allotments will only happen after first instalment has been paid. is this normal?
Reply: you have to complete 20 percent so 3 lakh would be adjusted. It is normal to complete 20 percent before launch/allotment. Some developers take even more. I see it as a fine investment.

Query: I have invested in BPTP Sec. 66 for end-use. However, I have read some terrible things about BPTP delaying project launch, allotment and increaing prices by adding new charges not mentioned in the pre-launch specs. Please advise.
Reply: few years back when they started in faridabad there were such teething problems. Now projects have some of the fastest development going on e.g. Plots in bptp parklands and flats in princess park and grandeura. Addl charfes normally specified in advance. In prelaunch delay in allotment and launch is common to all builders bcoz it is dependent on few approvals and that is why a prelaunch and not a launch.

Reply: news reports what has already happened. if you go in details as per them the gurgaon prices which used to be 3500+ have come to a level of around 2500 which is in line with what faridabad etc are claiming for new projects. These are the fallen prices. If you dont grab it now, when then ? both projects are different location and economics. either one is good. bptp closer to delhi but upcoming expressway. Vatika closer to existing highway but near manesar.

Query: Mr. Jitender, I am in the US, have a budget of ~40 Lacs and want to invest either in Faridabad or Gurgoan? Which of these project provide the best opportunity for appreciation over a period of 2-3 years. BPTP 37-D, BPTP The Resort, Omaxe SPA Valley or PCL Pranayam. In resale, do buyers prefer standard flats or deluxe or does it not matter? Also, please send me information on how much rebate do you offer on these flats, what documents do I need to provide and how does the booking process work for NRIs? Thanks.
Reply: specs are not really an issue. resort is being preferred more by those who want to capitalise the bank scheme. omaxe is definitely a big brand with delivery track record and spa village is being projected as one of a kind property. For Puri it is their first independent project. location is good but track record yet to be established. BPTP 37d looks good investment from gurgaon point of view. you can also consider upcoming uppals project in sec 86 at around 1950 psf in original booking.

Reply: Discount is likely to be around 3 percent. You have to download a booking form from our download section and courier it along with a cheque favouring BPTP LTD. mailing address on contact pg. Query: BSP is 1995 psft and in addition to that there is specification charge of 350 per sqft for normal and 500 psft for enhanced specification apart from normal extra/additional charges like edc/idc/plc/ffc/ifms/parking etc which would come around 500 psft. So for a normal flat with 350 psft specs charge i believe the cost psf will be 1995+350+500=2845 psft. Is it correct? Asking just to check the budget.
Reply: Yes around 2800psf you can take it to be. I have not included PLC because that may not be applicable for all.

Query: If decent location projects in Gurgaon are available for Rs 1995 plus 350 - 500 / sq ft, isnt faridabad slightly overpriced. I mean, I got BPTP princess park at approx. Rs. 1950/ sq. ft. (1400 + addl. charges) way back in Dec. 2005. Your comments pl. Even DLF is available for Rs 2250 + whatever.
Reply: price difference between dlf and bptp sec 37d look similar. But somehow i find location of bptp better. Choice of smaller size, easier liquidity and pmt terms are some other benefits. And bptp again is fast developing company.

Reply: We did not handle the booking in sec 66 so we are not having any idea about the project. commission issues are internal to trade and i would not like to divulge into details particularly when it concerns someone else. better check with dealer or company directly.

Reply: Not much details applicable or available at this stage except tentative location, size, rate booking amount. BSP is expected 2250 psf, specs charges around 350 psf and other charges like parking, club, edc, idc etc another 450 psf so landing cost would be around 3000 psf.

Reply: we would get back on monday. Triveni galaxy or princess park is in resale. Uppals is coming with new project at 1950 psf in sec 86 faridabad. You can consider that as well. For gurgaon sec 37d is fine but those areas would take around four years to be worth living. Greater fbd would come up early.

Reply: this transaction not recommended. Let the broker get his commission directly from company if you dont ask any discount for him. Dont increase your cash flow and ask him not to get the bsp reduced in that case his commission would remain unaffected. Bcoz risk is suppose the booking gets cancelled by whatsoever reason by you or company, the cash would be lost money. He is in a way asking you to pay cash premium. There is no dearth of investments in gurgaon. Pick up bptp sec 37d or dlf or any other where first price is available with or withour discount but definitely not at cost of paying more.

Reply: cheque favouring BPTP LTD. All these new areas are close by. presently they are more like investment with three year horizon which are targetted to have a price between 3500-4000 psf in future. Final cost could be around 3000 psf apart from registration cost. Raheja navodaya, atharva, DLF New town etc are also in similar range.

Query: Hi Jeetender, pls comment on the expected wastage ( diff between saleable area and carpet area) in the sector 66 project. If the wastage is high, effectively the price is higher than what appears on the face of it. The other projects of bptp has a wastage in the range of 40-45%, which may be very unfair to the customer. It also limits the resale potential and resale value. Would appreciate your comments.
